A successful Neighborhood Crime Watch requires everyone's cooperation and vigilance. Please be alert, get to know your neighbors, and report any suspicious activity. The more reports the police receive, the greater the likelihood that they will increase patrols in our area. Here are some tips we discussed at our last Block Captain Meeting: It takes all of us to have a successful neighborhood CRIME WATCH. LIGHTS are a significant crime deterrent. Be sure that yard lights are working, and leave your garage/porch lights on at night. Leaving garage doors open is an invitation to would-be thieves. It's amazing how quickly someone can enter and exit your garage. We need block captains for our community. Homeowner Request for Change

To preserve the aesthetic appeal of Drake Hill, it is essential that any exterior changes such as the installation of fences, decks, pools, tennis courts, mailboxes, light poles, landscaping, or any other structure must obtain written approval from the Architectural Control Committee (ACC) before the commencement of construction. To maintain the beauty of Drake Hill, it's important to ensure that any exterior modifications, such as fences, decks, pools, tennis courts, mailboxes, light poles, landscaping, or structures, receive written approval from the Architectural Control Committee (ACC) before construction. To maintain the beauty of Drake Hill, it's important to ensure that any exterior modifications, such as fences, decks, pools, tennis courts, mailboxes, light poles, landscaping, or structures, receive written approval from the Architectural Control Committee (ACC) before construction. This includes color changes. The ACC requires all requests for improvement to be in writing and include a plot plan of the lot showing the proposed improvement location, elevation or side view of the improvement, materials list, and a finished color plan.

  1. When it comes to fences, we ask that they extend from the back corners of the home, unless expressly approved by the ACC. We recommend split rail or picket fence styles, with split rail fences not exceeding 48" in height, and picket fences not exceeding 42" in height and spacing between pickets no less than one-half the width of the face of the pickets. If you're looking for more privacy, we allow 6" shadow box fences around in-ground pools or decks near the house. But please note that privacy fences are not to be used for perimeter fencing. All fences must be made of decay-resistant wood materials or vinyl and must be maintained at all times. Any fences that don't meet these requirements require written ACC approval before construction.
  2. If you're planning to construct a storage shed, please note that it's subject to written approval from the Architectural Control Committee. To ensure a cohesive look, storage sheds should be made of all-new materials and be sided with either wood or vinyl. The ACC allows a maximum size of 12' by 16' and a maximum sidewall height of 10'. We also require that no more than one storage shed be placed on any lot and that it be located at least five feet away from any property line. All roofs must be made of shingles, and the shed must conform to the general architecture and appearance of the residence. 
  3. Outdoor recreational vehicles, boats, and jet skis storage are prohibited, while metal or fiberglass awnings or patio covers are not permitted. We also ask that no above-ground swimming pools be in place for more than forty-eight (48) consecutive hours.

Storage buildings may be erected on any lot subject to the written approval of the Architectural Control Committee (ACC) regarding type, appearance, and placement within a lot. 
  • Structures may be built only after prior approval of the ACC. 
  • Such approval shall be obtained only after a written application requesting authorization has been made to the ACC by the owner of the lot. 
  • The ACC requires a set of plans, specifications, and composition of all exterior materials used for the proposed Structure. 
  • The ACC will consider undue obstruction of view of other amenities from adjoining properties when reviewing structures for approval. 
  • The Structure is not permitted in the front or side yard as defined from the rear of the home. 
  • Sheds may not have “barn-style” roofs. The roof must follow the contour of your home. 
  • The Structure shall be constructed of wood and consistent with the color and make-up of the house exterior, using paint or vinyl siding. 
  • Only one outbuilding per lot is allowed, at most ten (10) feet by sixteen (16) feet in floor area, and a maximum sidewall height of ten (10) feet. 
  • The minimum setback from the side and rear of the property is six (6) feet. NOTE – 6 feet is required by statute – Drake Hill restrictions erroneously state 5 feet. 
  • Under no circumstances may storage be constructed in a drainage, utility, or sewer easement. 
  • All storage sheds shall be completed within thirty (30) days of the start of construction unless the ACC grants an extension of time in writing. 
  • All permits (if applicable) must be obtained before construction. 
  • Any damage caused to the sidewalks and/or street is to be immediately repaired at the owner’s expense. 
  • All excess dirt and construction debris must be promptly removed upon completion. 
  • Any contractor advertisement signs left in the yard must be removed after 72 hours. 
  • Nothing shall be placed or stored outside of any such shed, including, but not limited to, lawnmowers, wheelbarrows, or other lawn maintenance tools or equipment.

Homeowners associations were first developed 200 years ago. These associations provide services such as maintaining community parks, swimming pools, fences and landscaping, community centers, security, street maintenance and lights, trash disposal, and other services. Regardless of the services provided by an association, those services cost money. The dues are the financial lifeblood of any association, and without them, the association could face bankruptcy.


HOA Dues
Yearly dues ($225.00) are billed at the beginning of January each year and are due to be paid in full by the end of January. Special financial arrangements can be made if needed upon receipt of the bill. Our property manager, Susan Nichols from Crestwood Property Management, sends the bills and handles collections. The HOA annual meeting is a gathering for all members of the HOA community. During this meeting, the HOA board discusses various issues, presents the annual budget, and talks about upcoming major projects.
